  • What permits and approvals will be required for my home addition or pre-engineered metal building project?

    Permits & Approval requirements vary by city, but here’s a typical sequence: The process begins with a Deposit by the client to engage the Design-Build process. Initially, our internal Design-Build team will compose a Schematic Design (SD) based on the client’s building program requirements & desires. Once SDs are completed, reviewed & approved by the owner, then multiple sets are printed & submitted to the city in the following order. First is usually any HOA or Development covenant review. The second is Planning & Zoning in the city. Followed by Architectural Review Board. Finally, once all these approvals are received, ...

  • How long does the construction process typically take for home additions and pre-engineered metal buildings?

    The Design Process can take anywhere from a few months for an In-Law Suite Addition or Basic Pre-Engineered Metal Building; to 4-8 months for a more complex Addition or Pre-Engineered Metal Building. The Construction of an In-Law Suite Addition varies between 3-6 months, on average. A more complex Addition could last between 6-9 months.   • Is Frenk Construction licensed, insured, and bonded?

    Yes, Frenk Construction in licensed, insured, and bonded accordingly for each project. Depending on jurisdiction and requirements, some projects require less business sophistication & coverage, while others require more.

  • Can you assist with the design phase of the project, or do I need to hire an architect separately? What is the estimated cost of the project, including materials and labor?

    Frenk Construction is a Design-Build General Contractor. As such, we have in-house architectural & engineering relationships to expedite your building project. We are essentially a “One-Stop Shop” for your design & construction needs. We often work with the client’s architect or engineer. However, the old “Design-Bid-Build” project delivery method is slower, more cumbersome, and usually more expensive than our “Design-Build”. Today’s money moves faster, requiring a more streamlined “Design-Build” solution.

  • Can you provide references from past clients who have utilized your home addition, metal building, or design/build services?

    In some cases, yes we can, including Google Reviews. Our website contains many photos & reviews from satisfied clients. In other cases, we’ve designed & built for private investors & clients who wish their projects to remain anonymous.

  • What is the estimated cost of the project, including materials and labor?

    Each project is unique with its own peculiarities & people. As such, it is impossible to estimate a project without first accounting for all the relevant cost implications. Initially, in our Design-Build process, we discuss the clients’ building program & desires, visit the project site, and investigate the regulations relating to the authority having jurisdiction.

  • Do you offer any warranties or guarantees for the workmanship and materials used?

    We offer (1) a year warranty on all labor. Whatever the manufacturer’s warranty is with reference to any installed product extends to the client. It may be 10 years, 20, or even a lifetime in some cases.

  • Do you have experience working with subcontractors or do you employ your own in-house team?

    We have decades of experience with many subcontractors. As a general contractor, we have the flexibility to procure the right subcontract solution to fit the project requirements.

  • What is your payment schedule and accepted forms of payment?

    We work from client deposits to our bank account. As additional funds are needed to proceed to the next phase, client is given advance notice of funds to deposit.

  • How do you handle any unforeseen issues or changes during the construction process?

    Especially during renovations, there can arise unforeseen circumstances, such as unseen challenges below grade, or hidden behind walls. When discovered, we notify the client of the issue at hand. As such, we offer a solution, often even an alternative. Once a decision is made, a Change Order is issued as swiftly as possible.

  • Will you handle obtaining all necessary building permits and coordinating inspections?

    Frenk Construction obtains all building permits & coordinating inspections, UNO. In many cities, we have worked for years and our project managers have cooperative relationships with building officials.

  • Can you provide a timeline or schedule for each phase of the project?

    Generally, we can provide a schedule range. As projects evolve, the schedule can flex accordingly. We have even completed several “fast-track” projects that required sensitive and complex coordination; achieved “on time & on-budget’. Often, some of our clients have an immediate need, where speed is valued over cost. Occasionally clients or investors have the capital they must deploy prior to a specific date. Our Design-Build process allows them the flexibility to achieve their deployment targets.

  • What types of materials do you typically use for home additions and pre-engineered metal buildings?

    Most home additions consist of concrete & masonry foundations, and wood structural framing. Pre-Engineered Metal Buildings use precisely engineered light steel components to achieve a cost-efficient & fast building solution when compared to other types of construction.

  • Do you offer any sustainable or energy-efficient options for construction projects?

    Yes, we have specified & constructed many LEED Certified projects. However, as interest rates rise, and the cost of money gets tighter, many clients prefer a value-engineered solution from the outset.
